Real estate agent renewal fees range from $45 in North Carolina to $270 in District of Columbia, with a national average of $93. The fee structure reflects each state real estate commission's funding model — states with heavier investigation and enforcement programs tend to charge more. California ($245) and the District of Columbia ($270) represent the premium tier; North Carolina ($45) and Arkansas ($60) offer the lowest cost of license maintenance.
All 51 jurisdictions require continuing education for real estate license renewal — making real estate one of the few professions where no states have a zero-CE policy. CE requirements range from 6 hours (District of Columbia) to 45 hours (California). California's 45-hour requirement is the highest in the nation and includes mandatory courses in implicit bias, fair housing, and agency law. Most states fall in the 12–20 hour range per renewal cycle.
New agents face additional education requirements in most states beyond the standard CE. Many commissions require a "post-license" or "first renewal" education package — commonly 30–60 hours in the first renewal period — before transitioning to standard CE requirements. This post-license education covers practical topics like transactions, disclosure obligations, and fair housing that initial licensing courses may not cover in depth.
